Having a strong partnership with your real estate agent is key to achieving the best outcome. In this post, we’ll explore how to be an ideal client—whether you’re a buyer or a seller—by preparing for the market, trusting your agent’s expertise, and maintaining open, transparent communication throughout the process. By fostering a collaborative relationship, you can ensure a smoother and more successful transaction.

Buying a home is one of the most significant investments you’ll ever make, so working effectively with your real estate agent is key. Here's how to be a stellar BUYER client:

  1. Prepare for the Market: Before even starting the search, get your finances in order. Before shopping seriously for a home, interview multiple loan officers to explore the products available. Secure your mortgage pre-approval and know your budget. Sometimes your personal budget and what you loans you qualify for will differ. Be resolved in determining a budget you’re comfortable with. Research the neighborhoods you’re interested in, and identify your must-haves vs. nice-to-haves in a home. Whether it’s a school zone, a water feature or a main level primary bedroom, being clear on your priorities allows your agent to find the best matches.

  2. Be Transparent: Share your expectations, concerns, and non-negotiables with your agent upfront. If your preferences change, keep the lines of communication open. Transparency helps your agent tailor the search process and ensures they can negotiate on your behalf effectively. You agent will be working hard on your behalf and with transparency, they’ll be more effective and your experience will be improved as a result.

  3. Be Mentally Prepared: The buying process can be emotionally taxing, especially in a competitive market. Be prepared for potential bidding wars, setbacks, or delays. Patience is essential—your agent will help guide you through the emotional ups and downs while keeping you focused on the end goal: finding the perfect home. Be sure the agent you select is someone you feel comfortable leaning on and sharing your genuine thoughts with and that will posture your agent to minimize the prospect of surprised and maximize the prospect of success.

  4. Trust Your Agent: You’ve interviewed multiple agents and selected the best fit for you. You’ve chosen that real estate expert for a reason. Trust their knowledge of market trends, pricing, and negotiations. While it’s great to do your own research and discuss your approach, your agent likely has local insights and experience you won’t find online. Lean on their advice about when to make offers, how to compete in a hot market, or when to walk away from a bad deal.



How to be a Great SELLER client:

  1. Prepare for the Market: Before listing, ensure your home is in top shape. Clean, declutter, and make any necessary repairs. In most cases, Google’s “top ten staging tips” will apply to everyone, go ahead and get started on preparing your home.  Your agent may also recommend additional steps to present your home in the best light. Before you take on any substantial projects, be sure to consult an agent to ensure the “bang” is worth the “buck”. Being proactive about these steps can attract more buyers, reduce your time on market and potentially increase your home's value.

  2. Be Mentally Prepared to Sell: Selling can be an emotional journey. Be prepared for showings, negotiations, and sometimes harsh buyer feedback. Keep the end goal in mind: selling your property in the best possible manner at the best possible price. Rely on your agent to handle the tough conversations and guide you through the process. Selecting an agent you trust and communicate well with will position you to take critical feedback in a constructive way and to make adjustments as necessary while reducing mental strain of uncertainties and lack of confidence.

  3. Maintain Transparency and Communication: Share your expectations for timelines, pricing, and buyer criteria with your agent. If there are any personal factors that may affect the sale (e.g., needing a quick close), communicate that clearly. A transparent relationship allows your agent to advocate for you effectively and minimize surprises. In a real estate transaction, no one likes surprises.
