w what that means: it’s time to prepare your home for guests, one in particular, Santa Claus.

We all know Santa has a list of those who’ve been naughty and those who’ve been nice. Taking the month of December to make that last ditch effort of securing your spot on the nice list must include staging your home.

I know Santa is in the house only long enough to eat some cookies and drop his gifts, but the impression you leave with Santa can make the difference. Not to mention, Santa’s elves are reporting back to Santa on your behavior daily, so when it comes to staging your house for sale a prosperous Christmas, remember the little elves may control your destiny of gifts or coal as well.

Here are “X” tips to position your house for sale The Holidays.


1.       Clean and Decorate (and hide anything that puts on you on the naughty list).

Picture this: Santa squeezing down the chimney only to be greeted by a mess in your living room. He can’t put gifts under the tree without stumbling over poorly placed furniture. There’s stuff everywhere. He steps on a lego. Ouch!

Instead, clean clean clean and make sure you hang some lights, boughs and holly, anything show the big fella you care by giving him a clean space to work in and a relaxing environment to enjoy those fresh baked cookies.


2.       Clean and decorate outside

The first impression is the most important and you only get one chance to make it. Insure you’ve shined the numbers on your mailbox (don’t want Santa getting lost) and left out a thoughtful note, welcoming Santa to your home and to make himself comfortable. A welcoming entrance adorned with a wreath can add some holiday charm.


3.       Clear the way

While Santa typically comes down the chimney, not all homes have chimneys and St. Nick sometimes just likes an old fashioned front door. Be sure you clear all your walk ways of snow, dirt, leaves or other debris for a clean approach. You want Santa admiring your home and it’s decorations, not watching his step. Not to mention, Santa and his reindeer need a clean and safe landing area for the sleigh!


4.       Warm lighting

You want your guest of honor to feel welcome upon arrival. Be sure to have warm and cozy lighting. It will help Santa navigate through the house to your Christmas tree, give him a well lit work space to arrange presents and provide a cozy atmosphere for him to sit and relax from his busy night while he enjoys his snacks.


5.       Snacks!

Homebuyers Santa has a lot of homes to visit and there’s not always a convenient stop for a meal. Make Santa a little snack tray of milk and cookies and throw in a healthy treat as well. Not only will the house smell good from the fresh baked treats, it will show Santa you care. And remember, add in some carrots for the reindeer!


6.       Music

This is the perfect time to fill the air with a light background of Holiday tunes. It sets the stage to put buyers Santa in a cheerful mood while he works his magic.


7.       Magic

Make your homebuyer Santa’s visit memorable and extra special by leaning into Christmas Magic. Throughout the holiday, stay upbeat and keep the Christmas Spirit alive through encouragement and generosity. Write notes, spread cheer, sing and be jolly.
